重新審視Shojin一切倫敦房地產項目

英國有一句諺語說:「無人滿足於自己的財富,人人都滿足於自己的智慧。我們看世界,是把自己放在世界的中心,認為自己所觀察的一切全面而正確,卻忘了看世界的盲點就是站在中心的自己。」
世界的中心是倫敦。

2017年十月,我們把Shojin帶來亞洲,2018年五月,不過半年的時間,多謝各位同學的鼎力支持,來自亞洲的投資上升了52%,在此之前,沒有花過一分推廣費,完全是口碑相傳。

2018年二月,多謝香港數一數二數碼推廣公司Guru上下的協助,Shojin中文版的Facebook正式成立。

2018年五月,我們串連了台灣的外資銀行、香港的資產管理公司、投資人一起前往英國,重新審視一切項目,
睇咗咁耐都係睇公仔,不如睇實景啦。



Colindale
Colindale是帶來亞洲的第一個項目,距離倫敦市中心30分鐘的車程。不到三個月已經100% Fully Funded








本區被當地人稱為「倫敦新唐人街」隨着附近新近樓宇的落成,餐廳商店會陸續遷入,圖中所見下面這批照片就是亞洲首批地盤相片,大概兩個月之內,我們就會把這間日本汽車公司及附近這塊地皮全部剷走,正式興建,另外的圖片各位可以睇到這個新區正在高速發展

Borough
Borough項目位於倫敦Zone 1是一瑰寶,首先,距離The Shard只有五分鐘,旁邊整個Elephant and Castle就是整個歐洲最大型的社區改建計劃,不斷有新的酒店、共享工作間、新創公司紛紛搬進。Borough, London Bridde附近已經興建了不少全新的辦公室及Co-Working Space,創意產業園區,互聯網公司紛紛遷入。





這個項目是以Mezzanine Loan推出市場,定額回報年息17%圖中睇到的舊建築物將會全幢改建成為商廈及酒店,距離全球知名的Borough Market也只有500米的距離。




相對於Shojin其他產品,此項目的夾層融資債券的主要賣點在於其固定每年17%的回報率,由物業的二次按揭擔保。加上其預計不超過12個月的年期,此產品除了相對其他Shojin產品較為保守外,亦是相對短期的投資選擇。

我們亞洲國家隊打算把整個項目的發展權拿下來,各位如果留意Shojin的官方立件:

銀行佔  70%
Shojin1.5%

發展商佔3%
投資人及眾籌佔25.5%


我們正進在進行的Mezzanine Loan就是拆解這3%70%,將更大的份額轉移到各位手上。涉及金額500-600萬英鎊。圖中所見廠房馬上拆掉。這代表這一輪夾層融資債券即將完成眾籌集資,切勿錯過在英國中心地帶投資的難得機會!

Southend on Sea
在倫敦Tower Hill轉車到Southend-on-Sea,大概50分鐘,落車沿着High Street,見到馬莎、見到HMBhS,行到海邊,見到遊樂場右轉就係地盤,直情係英國嘅Santa Monica














Beyond the Box Development團隊曾經興建的項目包括位於Canary Whaft金絲雀碼頭的Helix London (2007-2013)Dutch Quarter (2015)

睇咗咁耐都係睇公仔,不如睇實景啦,由Shojin老闆SandeepSouthend發展商老闆Chris, James, Simon帶我地去睇地盤。與Shojin其他產品一樣,此投資產品具有低投入門檻的特點,但相對其他產品,該項目較接近中長期投資,而預期年回報率亦達26%之多,比較適合追尋長線投資的投資者。






由於不少同學向我們反映:

第一,錢相當麻煩;
第二,用信用卡結帳銀行諸多法規;
第三,沒有英國Debit Card戶口;
第四,過不了倫敦KYC
